How the data becomes an answer.
Collection and review
Field Verifiers physically visit properties, speak with the responsible seller or landlord, and submit scoped checks with private photo proof. Listing Analysts manually screen and track online postings; pasted posts are leads, never verified listings. There is no scraping or automated Facebook access.
Every item passes Field Operations Manager review in manual confirmation mode. Owner/broker confirmation is labeled owner_attested. A photo-backed staff field check can become independently_checked only through a manager with evidence. A photograph of a sign alone does not establish current availability, a checked price or a verified title.
Area asking-price comparisons
Owners may volunteer property attributes and an owner-reported asking price without giving a name or creating an account. That stream stays structurally separate from verified field records. The instant comparison uses only current independently_checked field asking prices for the same area, rental/lot kind and property type; at least five comparable properties are required.
Four gates protect averages: email confirmation; a pin inside a sourced barangay boundary and duplicate checks; human review, including probable typos; and physical verification by Field Verifiers with photo-backed current price and status. Anonymous or unconfirmed reports receive comparisons but do not enter averages. Unusual owner-reported prices are retained and flagged, never rejected simply because of their amount.
Each matched unit or lot counts once, using its latest approved observation. An expired, revoked, disputed or superseded source contributes nothing. The average is an arithmetic mean of asking prices, not completed sale prices, a valuation or an official land-price index. Rent is PHP per month; lot prices are PHP total. These are pilot observations with explicit sample limits, not a representative market survey.
Historical trends
Historical trends use append-only lifecycle events: first advertised date, subsequent sold/rented date and the prices recorded for those events. Corrections append a new event linked to the old one. Days on market use calendar-day differences; price change is final minus advertised price, with missing price pairs omitted. Managers see the historical dashboard; public trend publication is not enabled in this release.
Historical dates and prices never establish current availability or a current asking price. Current facts carry a signer role, source, confirmation time and expiry. When confirmation expires, the answer is unknown—not unavailable or not for sale.
People and privacy
Our property research and rate-check forms collect property data, not people's names. Person names are never published in property records or proofs; the Team page is the sole owner-approved exception.
Property data that cannot identify an individual falls outside the personal-information scope of the Philippine Data Privacy Act. Precise locations or contact details can still identify someone, so we keep them private and never publish person names in property data. An optional confirmation email is deleted after confirmation, or after seven days if unconfirmed.
